Make haste slowly.Caesar Augustus
Whether it’s your first home or your final portfolio acquisition, the work is the same: know the real numbers, plan ahead, and get to the closing table without surprises.
I’m a Massachusetts real estate agent with a background most agents don’t have: tax and accounting, development, property management, foreclosures and vacant property, probate and estate sales, and financial consulting for owners and investors. My tax and accounting background shapes how I approach 1031 exchanges and the tax side of every sale. I’ve been buying, renovating and holding property in Eastern Massachusetts and on the Cape since 2012.
That means I look at a house the way an owner does. What it really costs, what it’s really worth, and what could hold up the deal. I explain all of it in plain language, so when the time comes, you can act with confidence.
How can I help?
Choose where you are starting.
Building a portfolio
Apartment buildings, commercial property, and portfolio acquisitions and dispositions. Underwriting, ownership structure, 1031 timing and portfolio strategy.
For investors → BuyersBuying a home
First home, a move-up, or a 2–4 family you’ll live in. Understand the process, set a clear plan, and follow it through to the keys.
For buyers → SellersSelling a property
Your home, a rental, or an inherited property. See what you’ll walk away with and what Massachusetts requires before you list.
For sellers →
Working together
What you can expect from me.
Straight numbers
Before you make a decision, you see the math: monthly cost if you’re buying, net proceeds if you’re selling, return if you’re investing.
No surprises at closing
Massachusetts has its own paperwork: smoke certificates, septic inspections, lead paint rules. I flag these early so they don’t stall your deal.
The right people at the table
I work alongside your attorney, lender and accountant, and can recommend trusted contacts if you need them.
